Chimney repairs and removals in Northwich

A chimney stack stands higher and takes more weather than any other part of the house, so it's often the first place trouble starts. D Osborne Roofing repoints, rebuilds and removes chimneys across Northwich and Cheshire, and fits pots and cowls. Duncan looks at the whole stack and explains whether it needs a repair, a rebuild or taking down altogether.

Repointing and stack repairs

Mortar joints on a chimney erode faster than those on the walls below because the stack is exposed on all four sides. Once the joints open up, rain soaks into the brickwork, frost breaks the faces off the bricks and damp can show on chimney breasts inside. Raking out and repointing with a suitable mortar stops that cycle before the stack becomes unstable.

  • Raking out and repointing weathered joints
  • Replacing spalled or frost-damaged bricks
  • Checking the stack for leaning or cracking
  • Damp staining on chimney breasts traced back to the stack

Rebuilds, and why Northwich stacks move

Parts of Northwich have a long history of ground movement from salt extraction, which is why some of the timber-framed buildings on Witton Street and High Street were designed to be jacked up and levelled. Even modest movement can crack a tall stack or open joints at the base. Where a chimney has leaned or loosened, taking it down to sound brickwork and rebuilding is safer than repointing.

  • Taking down unstable stacks to a sound course
  • Rebuilding with matching bricks where possible
  • Resetting pots and renewing the crown
  • New lead flashing where the rebuilt stack meets the roof

Chimney removal, pots and cowls

Many homes in Northwich's Victorian terraces, 1930s semis and post-war estates have chimneys that no longer serve a fire. Removing a redundant stack below roof level and tiling or slating over the gap takes away a maintenance headache for good. Where the chimney is staying, replacement pots and cowls keep out birds and rain and help ventilation.

  • Complete removal below the roofline with the roof made good
  • Cracked or broken chimney pot replacement
  • Cowls and caps to stop birds, rain and downdraughts
  • Advice on ventilating a capped flue to avoid damp

Common questions

Should I remove a chimney I no longer use?

If the fireplace is blocked up and the stack needs work, removal can make sense because it ends future repointing and flashing repairs. If the stack is sound, capping and ventilating it may be enough. The right answer depends on its condition and whether it's shared with a neighbour.

Why is there damp on my chimney breast when the roof looks fine?

Rain can enter through porous bricks, open mortar joints or an uncapped pot and travel down inside the stack. Condensation in a sealed flue with no ventilation causes similar staining. Checking the stack from roof level usually shows which it is.

Can one chimney on a terrace be removed on its own?

Stacks on terraced and semi-detached houses are often shared across the party wall, so removing one side affects the other. Duncan will check how the stack is built and explain what's involved before anything is agreed, including when your neighbour needs to be consulted.
