Why old felt flat roofs give up

Traditional bitumen felt goes brittle after years of sun, then blisters, cracks and splits where it turns up against a wall. Once water gets under the felt it soaks into the deck, and patching the surface rarely stops it for long. Common questions

Can a rubber roof go straight over my old felt?

Generally no. Laying EPDM over felt traps any moisture already in the deck and hides rot. We strip the old covering so the boards can be checked and replaced where needed, which is what gives the new roof its long life.

My garage roof has water sitting on it after rain. Can that be fixed?

Ponding usually means the deck has sagged or was laid with too little fall. When we replace the roof we can adjust the falls with firrings or new decking so water runs off towards the gutter.

Will a rubber flat roof look out of place on my extension?

EPDM has a plain matt black finish and neat trims at the edges, so from the ground most people only see a clean, straight roof line. On dormers the membrane sits tidily behind the fascia and flashings.

When is it time to replace a flat roof instead of patching it?

If the roof has been patched more than once, the ceiling below is stained in several places, or the deck feels soft underfoot, replacement is usually better value than another repair.
